nearly inedible
This is the first time in my life where I have been so disgusted that i decided to take the time to write a review. I work in the neighborhood and was craving fresh vietnamese. i order take out -grilled chicken over rice. The chicken was rubbery and thigh meat and the "salad" consisted of 2 pieces of iceberg lettuce and rotten tomatos. how this place stays in business, i do not know.

fine for a cheap bite
Small, cheap and great service. No atmosphere.. but you don't pay for it either. Food came immediately, seems like a nice family-run place. Very good value.

Dim sum was completely inedible!
I hate writing bad reviews but I feel compelled to warn my fellow New Yorkers. I was craving dim sum and was surprised to find a chinese restaurant that delivered dim sum any time of the day. I was looking forward to my food- 1. Stuffed Eggplants: very oily and coated with a thick, brown, extremely salty soy sauce; 2. Sticky Rice with chicken, pork & mushroom- this was the best tasting item except there were chunks of the rice that were dried out and others that were raw!; 3. Steamed Crystal Shrimp Dumpling Har Kow & 4.Steamed Chicken & Shrimp Shiu Mai- you really can't mess up these items but Chelsea Cottage managed to- the har kow and crystal dumplings were not fresh. I love dim sum but literally took a few bites of each and tossed the whole thing out! I ended up eating instant noodles! I don't know about the other items but... I'm not taking a chance.

Great Chinese Food
Small family run place which can become busy very quickly. Don't ask for fried rice, they only do white or brown. To the point service but not rude, (Hey it is New York!) Cozy place with fantastic dumplings and szechuan noodles. Definitely off the beaten track but well worth a visit. They do Tao beer as well, very nice.

Not recommended
Ordered delivery. Sort of rude on the phone. Delivery on time but then: wonton soup with hardly any taste. Steam buns too dry. I won't get it again.

Excellent Choice
This place was great, the food was good and the delivery was on point. Sesame Chicken was perfect and they give you more than enough. I would recommend them to anyone who is looking for a quick lunch which is very inexpensive, this is the place to call.

Delivery
The delivery was quick and simple, they remembered the chopsticks and soy sauce etc... The food was not very good. Edible but I've definitely had better. The chinese veggie special seemed like really old veggies in an oversaused brown mess. The crispy duck was fatty- and any meat that was not covered in sause tasted odd.
